Opis: 📢 Legalization of illegal buildings - deadline February 14, 2026!
The Law on Legalization of Illegal Buildings (adopted on July 31, 2025) applies to all residential, business and residential-business buildings in Montenegro.
✅ Conditions: the object must be recorded on a satellite image, registered in the cadastre, built from stable materials and outside prohibited zones (sea area, forests, landslides, airport zone...).
📋 Documentation: geodetic study, photos of facades, proof of property-legal relations, cadastral data and other attachments that the local self-government checks within 15 days.
🏢 Who conducts the procedure:
• Local government – buildings up to 200 m² (in some cases up to 500 m²).
• State administration in Podgorica – larger facilities.
💰 Price and discounts: depends on the zone (closer to the sea - higher fee).
• 20% discount for one-time payment.
• Up to 50% discount for basic housing.
• Up to 90% for vulnerable categories (single parents, children with disabilities, persons with disabilities, etc.).
⏱️ The decision is made within 90 days.
