Beschreibung: The villa is located in a very quiet and cozy part of the resort village of Krimovica, away from busy roads. There is never any hustle and bustle here. It is convenient for both business (it can function as a mini-hotel, and off-season you can rent out apartments for a long term) and for family living.

Apartment of 100 sq.m. – 2 bedrooms, 2 bathrooms, a living room with a kitchen, a dressing room and a terrace.
Year of construction 2008, and in 2024 a major overhaul was made, household appliances (air conditioners, washing machines, etc.) were replaced with new ones. Sold with furniture and all household appliances.
Water – cistern, sewerage – septic tank. In the yard there is a swimming pool 7.5 x 4 m. There is also a covered barbecue area, a summer kitchen, recreation areas. The yard is paved with natural stone in a rustic style. There are many fruit and ornamental trees and plants on the site, in particular, citrus fruits, olives, grapes, palms, roses and other flowers. View of the mountains and a little of the sea.
Legalization – Documents were submitted for legalization within the timeframes established by law.
Infrastructure: in Krymovica there is a grocery store, a post office, a cafe, and a large authentic restaurant complex with its own farm, offering a variety of national and European dishes from the freshest of its own products. At 3 km from the village there is a large supermarket, a furniture store, a home appliance store, a petrol station and a service station.
Distance to the centre of Budva: 10 km. Distance to the sea: 900 m by air. From Krimovice to Tivat airport is about 15 minutes by car, to Budva – 10 minutes.
Not far from Krimovice there are three best beaches of the Budva Riviera: Jaz (3 km), Trstena (1.5 km) and Ploce (2.5 km) with full infrastructure (fish restaurants, shops, swimming pools, parking lots).
