Description: Villa Xenia Barajevo represents a unique oasis of peace, privacy and natural beauty, located on a spacious private property of 2,000 m², only 25 minutes' drive from the center of Belgrade. This is not just a holiday home, but a space where authentic rustic charm harmoniously intertwines with contemporary comfort, creating an ambience that leaves a special impression on every guest.

The interior of the villa exudes warmth and character. Rustic details, an antique majolica clay stove, carefully selected vintage elements, art paintings and large glass openings that offer a view of the greenery from all sides create the atmosphere of a home where time slows down. A wooden staircase leads to the sleeping area and mansard in the attic, where original antique furniture and panoramic views of the gardens further complete the experience.

The spacious garden is designed as a natural continuation of the living space. Old conifers, birches, roses and carefully arranged lawns surround the covered terrace and create an ambience that, after sunset, with discreet lighting, acquires an almost cinematic atmosphere. The lower part of the property is decorated with magnificent weeping willows, an old linden and rich greenery that provides shade and privacy throughout the day.

In the heart of the outdoor area is a heated swimming pool measuring 8 x 4 meters with deckchairs and a place to relax, while covered terraces, a summer dining room with a brick grill and numerous areas for socializing are ideal for long shared moments outdoors. Guests have at their disposal a fully equipped kitchen, air conditioning, TVs, WiFi throughout the property, a library, board games, children's facilities and a large private parking lot.

Villa Xenia Barajevo is an ideal choice for family vacations, celebrations, group gatherings, team building events, yoga retreat programs and all those who want to enjoy nature without sacrificing comfort. During the day, the property can host up to 30 people, while the overnight capacity is up to 10 guests.
